Effective Date: August 29, 2026
These Terms & Conditions govern your use of latitudelandsurveyinginc.com and your submission of requests for surveying services through the website.
The website and services are provided by Latitude Land Services Inc., doing business as Latitude Land Surveying (“Latitude,” “we,” “us,” or “our”).
By using this website or submitting a project request, you agree to these Terms & Conditions.
1. About Latitude Land Surveying
Latitude Land Surveying is a Florida-licensed professional surveying business operating from Fort Myers, Florida.
Latitude provides land surveying and related field services for property owners, builders, contractors, developers, architects, engineers, real estate professionals, title companies, attorneys, and other clients.
Latitude is licensed under Florida surveying license LB8737 and is insured.
2. Website Information
The information provided on this website is intended to help visitors understand Latitude’s surveying services, project considerations, and available property and permitting resources.
Website information should not be interpreted as legal, engineering, architectural, construction, zoning, permitting, or other professional advice outside the scope of surveying services provided by Latitude.
County requirements, regulations, forms, maps, and permitting procedures may change.
When a project is subject to specific governmental requirements, clients should confirm current requirements with the applicable governmental authority.
3. Survey Requests Submitted Through the Website
Latitude provides an online request process to make it easier for potential clients to tell us about a property or project.
Submitting a request does not automatically create a contract, surveying engagement, purchase order, or obligation for Latitude to perform services.
A request allows Latitude to review the information provided and contact the requester to discuss the project.
Latitude may need additional information before determining whether it can perform the requested service.
4. Project Discussions and Proposals
Surveying projects may involve discussions regarding:
- Property location
- Parcel information
- Existing surveys
- Proposed construction
- Scope of work
- Field conditions
- Required deliverables
- Scheduling
- Fees
- Access requirements
- Applicable project requirements
Project terms and proposals are discussed directly between Latitude and the client.
A proposal, estimate, or verbal discussion does not automatically constitute acceptance of a project unless the parties have agreed to proceed under the applicable terms.
The final scope, fee, deliverables, and project requirements are determined through the agreed project arrangement between Latitude and the client.
5. Scope of Professional Services
Surveying services are performed according to the scope agreed upon for the particular project.
The fact that a particular surveying service is listed on the Latitude website does not mean that every property or project requires that service.
Depending on the project, Latitude may provide services such as:
- Boundary surveying
- Topographic surveying
- Elevation-related surveying
- Construction surveying
- Construction layout
- As-built or construction verification
- Tree surveying
- Site-related surveying
- Other professional surveying services within Latitude’s licensed scope
The appropriate service and deliverables depend on the property, project objectives, applicable requirements, and agreed scope.
6. Property Access
Clients are responsible for providing or arranging lawful access to the property when access is necessary to perform fieldwork.
The client should notify Latitude of known:
- Access restrictions
- Gates or locks
- Occupied structures
- Security requirements
- Dangerous conditions
- Animals
- Environmental conditions
- Easements or access limitations
- Other circumstances that may affect field access
If field personnel cannot reasonably access the property or required areas, additional scheduling, mobilization, or services may be necessary.
7. Existing Site Conditions
Surveying work is performed based on observable site conditions, available records, project information, and the agreed scope of work.
Dense vegetation, standing water, debris, construction activity, inaccessible areas, obstructed monuments, structures, fences, vehicles, equipment, or other site conditions may affect field access and the work required.
If conditions materially differ from those reasonably anticipated when the project was discussed, Latitude may need to discuss additional work, scheduling, mobilization, or fees with the client before proceeding.
8. Client-Provided Information
Clients are responsible for providing information they know to be relevant to the project.
This may include:
- Existing surveys
- Plans
- Construction drawings
- Parcel information
- Property information
- Permit information
- Prior project documents
- Access information
- Information concerning proposed improvements
Latitude may rely on client-provided information when appropriate, but such information does not replace Latitude’s professional evaluation of conditions within the agreed scope.
9. Governmental and Permit Requirements
Latitude may provide surveying information used in connection with permitting, construction, development, property transactions, or other project activities.
However, Latitude does not control the requirements, review process, approval decisions, schedules, or actions of governmental agencies.
A survey prepared by Latitude does not guarantee that a permit, development order, zoning approval, building approval, variance, or other governmental authorization will be issued.
Clients remain responsible for confirming requirements with the applicable authority unless a separate service has been specifically agreed upon.
10. Professional Boundaries
Latitude’s professional surveying services do not constitute:
- Legal advice
- Real estate legal advice
- Engineering design
- Architectural design
- Structural engineering
- Environmental consulting
- Construction contracting
- Title insurance
- Legal title opinions
- Zoning representation
When another professional is required, clients should consult the appropriately licensed professional or governmental authority.
11. Deliverables
Deliverables are limited to those identified in the agreed project scope.
A document, drawing, survey, field measurement, or other deliverable should not be interpreted as providing services outside the agreed scope.
Additional work requested after the original scope may require a separate agreement or additional fee.
12. Fees and Payment
Project fees are determined based on the scope and circumstances of the particular project.
Factors that may affect pricing include:
- Property size
- Project complexity
- Required fieldwork
- Existing site conditions
- Vegetation and accessibility
- Research requirements
- Required deliverables
- Construction schedule
- Additional mobilization
- Client-requested changes
- Additional services
Payment terms are established as part of the applicable project arrangement.
13. Cancellation, Rescheduling, and Additional Work
Project cancellation or rescheduling may affect scheduling, field mobilization, or fees depending on the circumstances and the terms agreed for the project.
If additional work becomes necessary because of changed project requirements, inaccessible areas, materially different site conditions, additional requested deliverables, or other circumstances outside the original scope, Latitude will communicate with the client regarding the additional work before proceeding when reasonably practicable.
14. Website Content and External Resources
Latitude may provide links to county governments, FEMA, state agencies, permitting authorities, and other third-party resources through the Client Resources section.
These links are provided for convenience and informational purposes.
Latitude does not control these external websites and does not guarantee that their information is complete, current, accurate, or applicable to a particular property.

16. No Guarantee of Availability
Submitting a request does not guarantee that Latitude will be available to perform the requested work.
Latitude may decline a request when the project is outside its geographic coverage, professional scope, scheduling capacity, licensing requirements, or other business or professional considerations.
