Collier County

Collier County’s Site Development Plan requirements identify a Boundary and Topographic Survey as part of the standard review documentation and specify that the survey must be less than six months old.

Boundary & Topographic Surveys for Collier County Site Development

A Boundary and Topographic Survey establishes the existing property and site conditions that design professionals use when preparing a Site Development Plan or Site Development Plan Amendment for Collier County.

For applicable SDP and SDPA applications, Collier County’s current submittal checklist specifically requires a Boundary and Topographic Survey less than six months old. The County also requires the Site Development Plan itself to be signed and sealed and requires digital plan files in the specified coordinate system and format.

Spot Surveys for Existing Homes & Remodeling

In Collier County, a Spot Survey may be required when new construction or an addition/alteration changes the existing building footprint. The survey verifies the constructed location in relation to property lines, setbacks and required elevations.

For existing properties, this is particularly relevant when a homeowner adds an addition, pool, enclosure or other improvement that changes the site or building footprint. Collier County requires the survey to be prepared by a certified land surveyor and submitted through the permit portal when needed to clear a Spot Survey condition.

When Latitude Did Not Perform the Original Survey

When a property already has a previous survey, we do not automatically rely on it for a new Spot Survey. If Latitude was not the original surveying firm, we may perform a new topographic survey of the site before preparing the Spot Survey.

This gives us current field-verified information rather than assuming responsibility for measurements, elevations or conditions documented by another surveyor.

It protects both sides: Latitude is certifying information that our team has independently verified, while the property owner receives a Spot Survey based on current site conditions rather than potentially outdated or unverified information.

For an existing home undergoing additions or other changes, this approach provides an additional layer of confidence before the new construction is documented and certified.
