Client Resource Center
Property, Permitting & Surveying Resources for Southwest Florida
Planning a new home, development project, property purchase, waterfront improvement, or construction project often means working with several different sources of information.
Latitude Land Surveying created this resource center to help property owners, builders, contractors, developers, architects, engineers, real estate professionals, title companies, and attorneys find reliable information for projects in Lee, Charlotte, and Collier Counties.
These resources are provided to help you research your property and understand where surveying information may fit into the process.
Governmental requirements can change. Always confirm current requirements with the applicable authority.
Lee County’s development process can involve development orders, subdivisions, site work, easements, vegetation permits, rights-of-way, and other development-related reviews. Lee County Development Services specifically handles development-order review for many commercial, industrial, multifamily, and residential subdivision activities in unincorporated Lee County.

When a Survey May Become Important
Surveying requirements depend on the project and the applicable review process.
A property owner may encounter surveying needs when dealing with property boundaries, proposed construction, site improvements, elevations, setbacks, easements, drainage-related information, or construction verification.
If you are unsure what information your project requires, Latitude can discuss the project with you before you decide which surveying service to request.
Charlotte County’s Building Construction division manages permitting, plan review, inspections, and compliance with the Florida Building Code. The county provides online permitting and a Digital Plan Room for project submissions.

What it is for:

Flood & Elevation Information
Charlotte County specifically provides a contact channel for elevation certificates and drainage as-built surveys through its Building Construction division.
Why this matters:
Flood-related projects may require property-specific elevation or site information that cannot be determined solely from a general online map.
Waterfront, Dock & Boat Lift Projects
Charlotte County Permit Requirements
Beginning October 1, 2026, Charlotte County requires dock and boat lift permit applications to include a survey, site plan, or hand-drawn site plan drawn to scale. The county identifies information such as existing and proposed structures, applicable easements, MHWL or other applicable water-line information, and required distances.
Why this matters:
For waterfront projects, the survey/site information may become part of the documentation needed for the permit application.
Collier County provides separate resources for building permits, application requirements, building codes, fees, and permitting procedures.
Collier County Building Permits & Construction
Collier County Building Permits & Construction
What it is for:
The county’s primary resource for building permits, application requirements, codes, fees, and permitting resources.

Collier County Permitting Procedures
Collier County Building Permitting Procedures
What it is for:
An overview of when permits are required and how the county’s permitting process works. Collier County explains that its process includes selecting the appropriate permit type, submitting through e-permitting, and responding to application requirements.
Waterfront & Marine Projects
Collier County maintains project-specific application requirements for construction activities that may involve waterfront and marine improvements.
Why this matters:
When a project involves docks, boat lifts, seawalls, or other waterfront improvements, the applicable permit requirements should be reviewed before determining what site or surveying information is needed.
Flood Zone & Elevation Resources
What it is for:
FEMA’s official platform for accessing flood hazard mapping information.
Why property owners use it:
It can help you identify the mapped flood hazard information associated with a property.
Important:
A FEMA flood map is not a property boundary survey and does not replace site-specific surveying or elevation information when a project requires professional field measurements.
If your project involves flood zones, elevations, an elevation certificate, construction, or flood-related permitting, Latitude can discuss what surveying information may be appropriate for the particular property.
Not Sure What Survey You Need?
You do not need to know the technical name of the survey before contacting Latitude.
